What is a home inspection?

A home inspection is described as a visual only, non-intrusive inspection of the visible components of the home. During the home inspection, we are guests in someone’s home. We must respect their property and leave it in the same condition as when we arrived. An inspector wants to be as thorough as possible, but we cannot do any kind of destruction or moving of personal items or furniture to see hidden items. Regardless as what you may see on TV.

Are you licensed, certified, and insured?

We are certified by INACHI and carry both general liability and errors and omissions insurance.  Unfortunately, the State of Iowa does not regulate home inspectors so we are unable to be licensed. It is imperative to do your due diligence when selecting an inspector as not all inspectors carry insurance or certification.

Am I allowed to attend the inspection?

Not all inspectors agree, but we encourage buyers to attend the inspection.  You are more than welcome to follow us during the inspection and ask questions. However, we cannot allow you to accompany us on the roof or in the attic.

How long will an inspection take?

We estimate 1 hour per 1,000 square feet. As an example, a 1,000 square foot ranch style home with unfinished basement equals 2,000 total square feet. For this home we would estimate 2 hours. This can vary depending on how many questions the buyer may have or the number of furnishings in the home. An unoccupied home typically takes less time to inspect as there are fewer items to look behind or walk around. 

When will I receive the inspection report?

The inspection report is delivered by email the same night as the inspection.

How will I know if the home passes or fails the inspection?

Only the buyer can answer that question as everyone’s finances and capabilities are different. The home inspection report should provide you with the information needed to help you make an educated decision before proceeding with the purchase of the home.
